Tulip Real Estate’s yet another successful acquisition at Ikon House Grays, with the funding support from Together Money

With many new properties and deals coming our way, we are pleased to acquire the Ikon House Grays under the funding support of Marc Goldberg and Ritchie Watson from Together Money.

We’ve successfully acquired 26 flats at less than the actual market value. This acquisition is nothing but just another distressed buy by Tulip Real Estate with Marc Goldberg and Ritchie Watson from Together Money given to local authority for rehousing local authority tenants.

The Property is located in Grays, a town in Essex located approximately 20 miles to the east of Central London, lying on the north bank of the River Thames. Grays is the largest town in the administrative borough of Thurrock.

The Property is situated on the western side of Grays High Street (A118) at its junction with West Street, on the southern edge of Grays town centre. This part of The High Street is pedestrianised. The River Thames is located approximately 200m to the south.

Grays Rail Station is within 5 minutes’ walk of the site, and runs regular c2c services to Fenchurch Street Station in the City of London (with a journey time of approximately 35 to 40 minutes). Lakeside Shopping Centre can be accessed easily, with Chafford Hundred Station just one stop to the west on the c2c line.

The Property comprises a former Probation Office that was converted and extended in 2021 to provide 26 residential apartments arranged over ground, 1st and 2nd floors. The building is formed of a three storey octagonal tower with a pitched pointed roof, adjoined by two wings – one to the west fronting West Street and one to the south fronting the High Street.

The scheme provides a mix of 15 x 1 bed apartments and 11 x 2 bed apartments, accessed via a main entrance from West Street. Three of the apartments (nos. 8, 9 and 10) are self-contained with private entrances directly from the car park.
