Bronze Rent Collection Service

(8% + VAT)
  • Full rent collection including rent chasing.
  • Inland Revenue approved statement of account.
Silver Tier


Silver Property Management Service

(10% + VAT)
  • Everything in Tier 1 +
  • Personal & dedicated ‘Property Manager’.
  • Transfer of Utilities & Council Tax.
  • Annual arrangement of legal certificates.
  • Repair and Maintenance Arrangement (including 24 tenant emergency call outs).
  • Arranging repairs and maintenance.
  • Property Management visit (£75.00+VAT for each visit).
  • Key Holding Service (whilst tenanted).
  • Payment of outgoings.
Gold Tier


Gold Property Management Service

(11% + VAT)
  • Everything in Tiers 1 & 2 +
  • One free management visit per year.
  • Negotiation of deposit disbursement.
  • Section 21 Court possession papers, excluding court charges (£100+VAT).
Platinum Tier


Platinum Property Management Service

(13% + VAT)
  • Everything in Tiers 1, 2 & 3 +
  • Two free management visits per year.
  • Free Section 21 Court possession papers.
  • Rental Insurance with Legal Protection & Expenses*.
  • Access to a ‘Landlord Portal’ (an online web portal where all of your documents relating to your tenancy can be found – including report of maintenance issues).

Accompanied Viewings

Organized viewings with fully qualified, potential tenants accompanied by a Gibbs Gillespie team member.

Security Deposit Registration

As an ARLA agent we are a member of the Tenancy Deposit Scheme (TDS) your deposit will be protected including any extensions, periodic or otherwise to ensure you are fully compliant.

High Resolution Photography

Taken with a digital SLR camera ensuring the property is given the best possible quality.


We use email to send our documentation as well as sourcing a new software product called Docusign in which allows us to execute your tenancy with electronic signatures.

Referenced Tenants

We will carry out thorough credit searches, employers references, VISA checks (if relevant), bank statements, proof of address, previous Landlords references.

Rental Insurance

Our Rental Insurance is designed to protect your investment by ensuring the rent is paid even if your tenant falls into arrears. With our worry-free claims process you can hand your problems to our experts in exchange for absolute peace of mind.



We collect the rent on your behalf enabling us to be instantly aware when your tenant falls into arrears and so as we can act immediately.

Legal Expenses Cover

Cover for up to £100,00 should the tenant need to be evicted.

Vacant Property Cover

Up to 75% of the monthly rent paid for up to two months after eviction.

Rent Protection

Cover for last rent if the tenant defaults. Choice of cover levels up to £15,000pcm.
